A major concern for many home buyers is the possibility of expansive soil (soil that expands and contracts) which can affect the life expectancy of a foundation. Signs of foundation issues can include, but are not limited to, cracks in walls, binding doors or windows, or broken or damaged structural components.
While the Full Home Inspection includes a thorough visual inspection, a technical analysis may also be required. If we suspect issues with the foundation, we may recommend a Foundation Elevation Analysis to determine if the foundation is level.
Starting in the center of the house, we establish a reference point for ensuing measurements. Using this reference point we measure each room five times (all corners plus the center), and the results are plotted on graph paper for a visual representation of the state of the foundation.
